I always thought Melaka is a bit tacky when you approach the town, with the tacky arch and weird, out of place structures/buildings with awful, bright colours. But, then once inside the Chinese/Peranakan heritage streets like Jonker St, the scenery changes with a pleasant feel and calm atmosphere. That was how I remember 5 years ago when I last visited.

I guess the property prices are cheaper since there is ample land to build on. But, how does that compare with mainland part of Penang (like Butterworth side and Batu Kawan)?

A wealth of information and help here. Very much appreciated thank you. Especially grateful for the links which are great.

We are presently paying RMB1000/month for a small apartment which is fine, but the block is very very noisy. We are definately not in the purchase market anymore, and rent maximum I am embarrassed to say is 1000/1200/month.

Had noted the good reports about Malacca, and especially costs, hence my posting. Butterworth is another place that I was hoping would maybe provide a better choice in our price range, so thank you for that information too.

Any more info on Malacca or Butterworth very much appreciated.

The data you posted is very very interesting. One of my regrets on recent trip to Malaysia was not having a good look around Butterworth. I know Forum members who have been to your area & were highly complimentary. Perhaps, we can catch up for coffee on our next trip - do you play squash ?

Although Malacca property prices are perhaps half Penang, there are fewer condo options & a smaller expat community. Perhaps as suggested, it might be prudent to first have a look at Butterworth. I will be back in Malacca in Sept & will be happy to check out some rental options if required.

I am sure what you say about Malacca 5 years ago is spot on. Since then my impression is that it has developed very nicely. Three beautiful shopping complexes (each the size of Gurney Plaza) have recently been built between the old heritage Dutch/Portugese quarter & the sea plus several other sites are earmarked for commercial/condo development. In terms of co-ordinated forward planning I feel Malacca beats Penang hands down.

I've been through Butterworth several times over the years. I thought that on the coastal side, opposite and to the north of the ferry terminal, it was bulk storage and chemical & industrial works. Is this in fact what's there?

Wouldn't it be quieter and more scenic to be either south or north of Butterworth. Somewhere on the coast but taking advantage of the closeness of the main roads given that you'd need a car anyway.

It can't just be coastal Penang and Batu Ferringhi that's the main attraction of the whole Penang State. Of course it depends on what's on the coast. For example there's a nice sandy bay down the road from me in Perak. A few zinc-roofed shacks, chalets, and some newer houses on stilts. All very basic and it's got electricity. The big problems are it doesn't have mains water or sewerage. Well it does have sewerage and it's called the Straites of Malacca. However land would be pretty cheap I'd guess?

Seems to be the case all the way down the west coast except for the big towns. Guess Malacca and Port Dickson could a focus points for living just outside the sprawl.

BTW, this topic is about Malacca - so let's get a bit more Malacca stuff into it.

I see these two a plus point for Malacca.  Yes, there are fewer condo options in Malacca but they have more options in landed properties of which their prices can be equivalent to just one third of the condo prices in Penang, yet you can enjoy doing gardening all year round which you can't do in Penang condo.  A smaller expat community also means that you have more chances to mingle with locals and learn local culture, language etc.

Another two plus points for Malacca are its 45-60mins drive away from KLIA and 3 hrs from Singapore. :) :)

And welcome to the site. There's some info on Malacca in the previous posts here.

It's best to google for Malacca property and take it from there. There's any number of links, and Malaysian property portals, so not much point in giving specific links as you're the one who knows what you want.

Try google with "landed property, Malacca, bungalow" - and you'll get a lot. I just tried it.

I've moved your post over to this topic which is supposed to be about Malacca but has gotten off-topic with Penang references. I'll move them to chit-chat.

I am living in Melaka and I am not willing to move to anywhere else in Malaysia. It is a small heaven but unknown among most of MM2H folks.

Melaka has unlimited housing accommodations all over the place and it is very easy to find a good bungalow or semi-detached house probably all  new in a safe and gated environment. I am living and retired in Melaka and I love the place because of good food and good housing! Anyone thinking to settle here can contact me as I am willing to help them find  good and affordable accommodation.

You will find both rentals and land/property purchases here. 

2 1/2 years ago we found on Mudah a spanking new 3500sq ft new semi D for 1500rm a month.  Since then we have moved to our newly built home.

We have lived in Melaka for 3 years now and are very happy indeed.  It has everything we need and should the need arise, 90 mins after closing my front door I can be walking around KLCC.  Like wise it takes only 2 1/2 hours to drive from Melaka to the car park under Bugis.

Lovely Jubbly.

Some may find Melaka ideal for their circumstances, some may not.  Those toying with the idea should come and visit this lovely area.  You might be pleasantly surprised.

     Dose any member known whether i can buy bungalow house a few years before apply mm2h? Although i intend to move there after 50 years old with mm2h,  i can stay in this house during weekend for the time being while i am still working in Singapore until my age 50. Malacca is only 3 hr drive away from Singapore 8-) any suggestion is welcome?  :)

As a foreign investor you can buy property in Malaysia as and when you like. It is only subject to the threshold limits imposed by various states.

Check out : RM500,000 Property Theshold  and  Property Threshold/Buying in Penang & Selangor

When applying for MM2H you need to show liquid assets of RM500,000 below 50 years of age, and RM350,000 above 50. And that really means cash.

Check out : Liquid Assets

So don't spend all your cash on a property and assume it will fulfill part/all of the RM350,000/RM500,000. Of course, if you're loaded . . .   8-)
