hi, John,

That's good to hear as I'm thinking about merging this board with the properties board. Seems to me that rental costs could go under "cost of living" and that folks looking to rent are probably better off scanning the Star classifieds.

Keep in touch and let us know how the house is going.

regards, Scott

i must have employed dam good builders & architect as today i have just had email with pics of progress ALREADY, i thought they were starting July 1st after i have paid them their deposit.(which should arrive in their banks tomorrow.)
I am so surprised & pleased after all we hear about Malaysian builders being not the most reliable of craftsman.
They must have done 2/3 days work already. If they carry on as good as this i will be well pleased.

Quite agree Scott it could do with merging.

regards, a happy bunny

Hi John,

Hope I am not being too nosey but could you tell me how much ( including the land) your house cost? We are thinking of getting a place in Langkawi for when we retire. Althougn we like KL I think a quieter place would be better when we hang our boots up.

Cheers

Brian

when it's time to hang up your boots send me an email & i will put you in touch with the people i have used to buy the land & design the bungalow.
at least they have proved there worth to me.
prices of course depend on size of land & size of bungalow.

hi, John,

When you have time, and have settled-in, any advice that you can give about the procedures for land purchase would be much appreciated.

Hi John,
You may not wish to post a detailed answer to Brian's question, and disclose your personal investment information. However an indication of land cost per Sq Ft would be useful to others who may contemplate a similar purchase on the island.
Cheers

Way back in May / June when we were looking, the price seem to be from RM2.5 psf, but prime land overlooking the sea from a hillside was approx RM11.5 psf.  Also depends on who you use to find available land for you, as we couldn't find any real estate offices except a certain agent who has offices in London & Langkawi &, well , lets say no more about that one. We ended up ringing a lady who discreetly puts small roadside signs saying "real estate, & her Mobile No"     She turned out to be very respected local lady who knows everyone including banks & solicitors.

You must be careful with Langkawi as most of the land is "Malay Reserve" which means no one can own the land freehold as it will always belong to Malaysia. The only way around this is to pay for a long lease 33 yrs / 66 yrs / 99 yrs & have it built into the sale contract that you or your desendants have guaranteed renewable lease for the future. Dont forget that in 99 yrs even your grandchildren will not be around.

You are of course allowed to invest in a local business, (being retired you cannot officially work) with a local as head of the business. you can buy a defunct business name by choosing from a list at the local office in town.............what you do about employing a local as head of the business is up to you.  This business can then buy the land & build on it.
Not 100% certain if the following is fact but if you own the land you don't need planning permission to build your own home on it, but if you intend building more on the same land then you do need planning.     hope this helps so far.

As regards to the builders on Langkawi they have more than there fair share of cowboys (apparantly) but my architect is using the same builders for her own house as she has employed for mine. So that saved me finding out the hard way.  You are always asked what quality of build do you require, low / medium or high, they then give you a quote for that quality, we went for the medium as that is what she was using, so we took her word for it. We of course will know better once we finally arrive over there shortly.
If i can think of anything else i will add to this later.
John

Many thanks John for the added detail. Very useful information.

Langkawi seems to be a bit like Thailand where foreigners also cannot own land by can set up a company to purchase it, and then build.

Beats me why some countries do not like foreigners own the land their property is situated on. After all like everything else....once you pass away you cannot take it with you. It will always remain the soil of that country and in that exact same spot!!!! However it can/will be sold on eventually....often back to a 'son of the soil' and not necessarily to another foreigner. Hence no issue? ??? ?
